In 2004, fully 50.4% of the mortgage loans issued for purchases of single-family homes in Georgia were to pay interest only. California 47.1%, Colorado 45.5%, Nevada at 44.7%.
Nationwide, the share of mortgages that were interest-only shot up from 1.5% in 2001 to 6% in 2002, 13% in 2003, to 31% in 2004.... and WAY UP in 2005!
Repayment terms on about $1.3 trillion of adjustable-rate loans will increase in 2009 (and beyond), forcing some borrowers to pay up to 150% more per month.
Over the next few years tens of thousands of homeowners will be begging for buyers... but you've got to know how the game is played to get the huge discounts!

Flash: U.S. foreclosure filings in May nearly doubled in comparison with last year. According to a RealtyTrac report notices of default, scheduled auctions and bank repossessions in May were up 90% year over year, and up 19% since April.
